How to prepare your Barcelona second home for autumn

A practical autumn checklist for a vacant home in Barcelona: heavy rain, damp, windows, utilities and emergency access.

Published 12 October 2026

When summer ends and your Barcelona home is empty again, it is worth checking a few things before you leave. Autumn can bring heavy rain, changing temperatures and damp. Preparing the property is less about major work and more about identifying small problems early.

1. Check windows, shutters and terraces

Make sure windows, balcony doors and shutters close properly. On terraces, check that accessible drains are clear of leaves and debris without putting yourself at risk. Blocked drainage can turn heavy rainfall into an indoor problem.

2. Look for early signs of damp

Inspect ceilings, external walls, window seals and the areas around air-conditioning units. Persistent smells, peeling paint or new stains should be photographed and investigated before they develop.

3. Make a sensible utilities plan

Decide which appliances need to stay on and which can be switched off. Where appropriate, shut off the water supply following advice from qualified professionals familiar with your installation. Do not disconnect equipment that needs continuous power.

4. Arrange emergency access

Keep insurance details, building management contacts and trusted tradespeople easy to find. Decide who is authorised to enter, who holds the keys and what to do if a neighbour reports a leak. You do not want to improvise from abroad.

5. Consider a visit after severe weather

A preventive visit can spot visible changes such as new stains, pooled water, open windows or unusual smells. It is not a technical building inspection, but it can help you decide when a specialist is needed.

Quick checklist: windows and drains, damp, utilities, keys and authorised contacts, insurance and an emergency contact.
